We're excited to showcase our involvement in a landmark office tower development in the heart of Adelaide. This 14-storey, 42,500sqm building has become a beacon of sustainability and innovation in the heart of the CBD. Designed to achieve a 6 Star Green Star rating, a 5 Star NABERS rating for Energy & Indoor Environment, and a Platinum WELL Certification, this project underscores our commitment to excellence in modern building standards.


Our team expertly delivered mechanical services across all fourteen levels, with specialist fit-outs integrated for retail tenancies and offices throughout the building.​ The mechanical services package, valued at approximately $22 million, includes state-of-the-art systems to ensure the building’s high efficiency and occupant comfort:

  • Installation of new Central Plant systems, including Chilled Water, Condenser Water, and Electric Heat Pump for Heating Hot Water.

  • Implementation of electric Variable Air Volume units for precise trim heating.

  • Deployment of Water Cooled Variable Refrigerant Flow Systems for optimal energy efficiency.

  • Advanced Smoke Management and Building Management Systems for enhanced safety and control.


At Watson Fitzgerald & Associates, we leveraged our in-house design expertise and cutting-edge duct and pipe fabrication facilities to utilize the latest in pre-fabrication methods. This included the manufacturing of ductwork risers, pump skids and pipework modules - by incorporating these innovative approaches, we not only streamlined the construction process but also ensured the highest quality and performance standards.
